OPERATIONS

Office hours are from 9am to 5pm, Monday through Friday. Shooting hours are from 10am to Sunset, Monday through Friday. Saturday shoots are based upon request and availability (weekend rates apply, +$50 [2022]).

 

All after-hours communication will be returned in the order received. If you have an urgent issue please email us at hello@insideoutphotos.com and we will do our best to respond in a timely manner.

 

Office Manager is in charge of operations; managing booking, scheduling and customer service at the office (214.617.8611). Please direct all correspondence to the office.

 

ONLINE BOOKING

Online booking is the easiest, most convenient option; it is available 24 hours a day, 7 days a week, 365 days a year, and has been set up for your convenience. The booking site can be accessed by computer OR mobile device. It is mobile friendly so there no need to download an App.

Please make sure all booking instructions are read when completing the form to ensure the shoot is not canceled. If a FULL and COMPLETE address is not provided, the shoot will be canceled immediately.

If a shoot time is not available that works for you, feel free to call the office to make possible arrangements or be added to the wait-list.

 

PHOTO PREP

Our services DO NOT include staging; we provide suggestions prior to the photo shoot via our Photo Prep Tips and Tricks. No “staging” or suggestions should be made during the shoot due to time restrictions, therefor it is extremely important to carefully review our Photo Prep Tips and Tricks prior to the shoot.

 

Our Insurance Policy prohibits Inside Out Photography from moving furniture, and furthermore assumes no liability for subsequent damages. If no one is on-site at the time of the shoot, nothing will be moved and the property will be shot AS IS. It is the responsibility of the agent and owner to create the visual outcome they desire to market. Photo Prep is especially important for Twilights, Builders, Specialty and Marketing shoots.

 

**Builders, Designers, and Stagers

Dust, dirt, mud and debris WILL most definitely show up in photos, remove all blue tape and ensure lights and power are in working order. It is ideal that no workers are present or actively working on the property during the shoot.

PAYMENT / INVOICING

Invoices are sent at the end of the shoot, Realtors and Clients with a card on file will be charged at this time. If there is not a payment method saved, payment must be completed before the images are delivered. Without exception, if your property has gone off the market, is under contract, or images are no longer needed the agent remains responsible for all services rendered. Turnaround time is 24 hours, if payment has not been completed, the images will be delayed. If paying with cash or check, please have checks made out to ‘Inside Out Photography’, and provide exact change, no cash is kept on-hand.

*Credit Cards are accepted on-line and on-site via Square.

*All non-payments are subject to collections.

 

IMAGE DELIVERY

Inside Out Photography utilizes Dropbox, a cloud based storage system to share and store photos. A Dropbox account is not needed to download images, but can make your images easier to access and gives you a place to save your images. Once the invoice has been paid, a link will be provided via email to download the images from Dropbox. Most images are delivered within 24-48 hours. Portfolio images have a 72 hour turn around time due to additional edits.

Two sizes of images are provided:

- “MLS” (1024x768 via NTREIS) 

- “Hi-RES” for marketing usage

IMAGE TURN AROUND TIME

For standard MLS shoots our turn around time is 24-48 hours depending on season. 72 hours for specialty images. Faster turn around times are available with advance notice (at booking). Turn around starts at the end of the appointment.

IMAGE USAGE RIGHTS

Usage rights are granted on the basis of purchasing either Temporary or Permanent usage rights. Typically, images used for Real Estate have temporary usage rights which are used for the duration of time the house is on the market. Once the property is sold, temporary rights are terminated. For anyone wishing to continue using any of the images for marketing or portfolio purposes, permanent usage rights must be obtained. All Images are subject to Copyright Law. See Image Usage Rights.

IMAGE EDITING / MLS GUIDELINES

Inside Out Photography follows all the MLS Guidelines laid out by NETRIS. 

7.28 NTREIS does not permit the name, phone number, e-mail address, or web address of the listing agent or other similar information that is not descriptive in nature and relevant to an accurate portrayal of the Listed Property to be placed in the Property Description section of a listing. The same restrictions are applicable to the “Property Photograph” section, the “Picture Description” section, and the Driving Directions section. Only a true current photograph of Listed Property may be placed in the “Property Photograph” section without decorative borders, other embellishments, or any digitally enhanced modifications that would misrepresent the true condition or appearance of the property. Notwithstanding the foregoing, only properties listed as incomplete construction may have a representative photo of the proposed house. A statement affirming that a representative photo is in use should be included in the “Photo Description” section 12 of the listing information. Any alleged violation of this Rule will be subject to the enforcement procedures of Sections 11 and 12 of these Rules.

Per MLS guidelines, Inside Out Photography cannot misrepresent any true condition of the property (i.e., digitally filling holes in walls, paint damage, missing flooring, holes in lawn,Power lines, etc.). Photos must be representative of property in current condition during its duration on the market. Proof must be given to make any edits to any in-process repairs that were not completed before the shoot (i.e., holes, paint, etc.).

 

Grass

We can only alter the existing grass as a whole. We cannot fill any holes, patches, or isolate areas of dead grass to match existing lawn hue. A single green layer over an entire grass area can be utilized to adjust color saturation to make it green, any existing holes in lawn will remain unaltered. (8 images@ $20) Examples.

 

Sky Replacement

Adjustments to the sky in your photos can only be made to correlate with the existing sky pattern. In other words, one cannot add a sunset behind a property where a sunset did not previously exist. (8 images @ $20 daylight - $30 Twilight) Examples.

IMAGE EDITING - SPECIALTY IMAGES

These images are not bound by MLS Guidelines and have more freedom to be altered. Additional cost to edits are determined on a case-by-case basis. Edits to floors with dust and footprints are nearly impossible to accomplish, as lighting and angles make it extremely difficult to recreate flooring.

CANCELLATION

Cancellations may be made up to one hour before the scheduled shoot time with no charge. $25 will be charged if canceling or rescheduling within 1 hour before shoot. In the case that we’ve arrived at the property and the property is not ready for photographs, the appointment may be canceled, rescheduled ($50 late fee) or shot AS IS at cost. 

 

LATE ARRIVALS / NO SHOWS

Please ensure all parties who will be on-site at the time of the shoot are in communication with our office to indicate late arrival or no-show at the scheduled time. A 20 minute late arrival is an automatic cancellation and will incur a $50 charge. Therefore if we are on-site and no one is present and we have not been contacted, your shoot will be automatically canceled. A shoot takes upwards of 45 minutes to complete on average so any delay in starting the shooting will affect the quality of your photos.

 

WEATHER

Texas has unpredictable weather! It’s a great idea to check the weather the morning of the shoot to ensure prompt rescheduling if needed. 

 

There are two options for inclement weather days.

A.) Cancel or Reschedule 

B.) Shoot Interiors at cost ($100) and choose a date to schedule an 

“Exteriors Only - Weather Return” at cost ($30-inclement weather)

 

Unfortunately, a shoot cannot occur outdoors in any rain, mist, or drizzle as it will ruin our equipment. Furthermore, rain will blur the images rendering them useless. Typical return trips will occur as soon as conditions clear and time and availability permits.

 

On the rare occasion that snow or ice impede an upcoming appointment we have full discretion based on road conditions.

 

WAIT-LIST

Need an appointment that isn’t available? Contact our office at 214.617.8611 to be added to the wait-list. Requests will be placed on the list in the order in which they are received. When a spot opens the client will be contacted with available appointment(s) and will have 1 (ONE) hour to respond before the reservation is given to the next person on the wait-list. Alternately, client may choose to “auto-book”, placing the shoot automatically in the next available spot. Please be prepared in this case to have the flexibility to allow us entry on our schedule based on first available time - either by meeting, arranging keys, or providing combo code during booking.

TRIP CHARGE

There is an additional charge for trips over an hour outside of 75126.

This accounts for travel to and from appointments. Cost for travel is $12.50(x2) for every additional 15 minutes over the allotted hour round trip.

PROPERTY ACCESS / SUPRA KEY ACCESS

It is not necessary that any one be on site for the appointment as long as arrangements are made for entry to the property during booking. *Please note if no one is on site nothing will be moved or adjusted so it is vital that the client make sure the property is ready prior to the appointment (Photo Prep). At this time we do not have supra access. A few other access options are: combo locks, hiding a key or leaving the black key holder out of the Supra box. (All keys will be returned to their original hiding place or supra box, unless otherwise directed.) 

 

We strive to provide the best quality photos possible, we encourage agents to prepare their property in advance, we welcome the client to meet us on-site during the photo shoot, but please limit the invitation to agents and owners as additional traffic cuts into shooting time.

 

SAFETY

Safety is of utmost importance for our photographer; If agent Or seller is unavailable for the shoot, please ensure you have selected the appropriate occupancy status of the property during booking. Occupancy status helps us to be prepared for anything out of the norm that could compromise safety. Please Put away all firearms and ensure the home is up to safety code if there has been previous construction on site (I.e. construction materials, loose dust, sheet rock etc.)

If the Agent or Homeowner is concerned about the neighborhood/property being unsafe, please make plans to meet on-site. We retain the right to use our own discretion for safety or hazardous conditions. Adults over 18 are required on premises.

TWILIGHT SHOOTS

Twilight shoots are extremely time sensitive, the ideal timing for exterior shots has about a 15-20 minute window once the sun has set depending on property location. Twilights begin approximately 1 hour before sunset and end 15-20 minutes after the sun has set. It is crucial that the property is photo ready at the start of the shoot, simply because we cannot control the sun. Check out our Photo Prep for Twilight.

 

MISCELLANEOUS

Agents, please DO NOT schedule open houses or showings during photo shoots. There is only one hour allotted for photos. Additional people on-site will make photographing the property extremely difficult and may effect the ability to complete the shoot adequately. Please be respectful and diligent with time, as we do have additional appointments throughout the day.
